Yesler Community Affordable Housing

Over the next 15 to 20 years, housing in the Yesler Terrace community will be incrementally replaced, building new energy efficient homes and adding new parks and market rate housing into the neighborhood mix. This first replacement housing is located closer to Bailey Gatzert Elementary School in a group of building including two story townhouses for large families and a five story, elevator served building with ground floor units for large families through one and two bedroom units. This site begins the transformation towards a new mixed use, mixed income neighborhood between Downtown Seattle, First Hill, Little Saigon and Squire Park.
The building configurations respond to solar access and both territorial and distant views. Steep topography and high traffic volumes on Boren are overcome with a series of accessible and connected landscaped open spaces serving multi-generational users, while providing easy grade access to public transportation.

The project sits on a full city block south of the historical Roosevelt High School in the heart of the Roosevelt District. For many year now, the site sits empty with contexts ranging from vacant homes to dilipidated retail buildings and warehouses.
The goals for this project are to revitalize this neighborhood with housing, retail and a safe environment. The design will enable a diverse, vibrant community with enlivened street edges, newly created through-block open spaces with views to the high school.
The design breaks down the large site into 2 building masses with a courtyard that engages the street edge. Both street edges facing the high school and the busy commercial 65th St. are designed with vibrant landscape elements from the courtyard to a comfortable, secure, and family friendly environment for residents and the community.
